HOW
  • Fund sources are defined as banks, lenders (financial companies focused in hospitality), hospitality development companies and private equity investors
  • We are not lenders nor do we represent any fund source, so that we can maintain an objective stance when introducing our clients who seek capital, for a project (such as a business expansion of a an existing hotel) or a business opportunity (such as buying a hotel or building a new hotel)
  • So that we can have the best chance of obtaining offers, we first work with the client to structure the opportunity and  'package' (create a presentation) the property and its owners and administrators to highlight their benefits to the opportunity.
  • Corner Finance works on a commission basis and, as is stipulated via a written agreement, is compensated when the funds are made available by the fund source to the company that seeks the capital.   
  • We mediate with lenders on your behalf;
  • We introduce your company  to multiple funding sources so that  you have choices; 
  •  We organize information required by lenders so that it presents your company under the best light; 
  • We help you analyze loan offer to make sure that terms make sense for your needs; 
  • Negotiate rates and conditions on your behalf; 
  • Help you select the best offer of money; 
  • Assist you through the Due Diligence process; 
  • Help you understand the Contract process; 
  • Intervene in communications with the Lender, Lawyers, Accountants, underwriters, etc. till funding
 RESULTS
  • Our objective is to introduce the company that seeks capital to as many fund sources as possible in order to ideally obtain multiple offers that they can compare and choose the best that fits the needs of the opportunity
  •  Fund sources normally look at opportunities above $3MM but can go as low as $1MM but prefer those above $10MM with appropriate 'guarantee' coverage. 
  • There will never be a 100% loan, with the expectation that at least 20% if not 30% of the funds needed for the opportunity will come from the company that seeks capital. 
  •  Waterfront properties seem to be most attractive in strong markets. Strong management, a strong financial history of success are basic requirements.
